What are the responsibilities of the Block Management Agent?

The block managing agent will be responsible for the Landlords obligations which typically include the repair and maintenance of the building, collecting of money including service charge and ground rent, ensure compliance in matters such as legal and health & safety, and insuring the building

Hull Gregson Hull has been managing blocks for a number of years. We can tailor our extensive experience and comprehensive service to meet the needs of the block.

The block could consist of a simple converted house or be a purpose-built block consisting of many units, although our bespoke services are always carried out with the same levels of pride and efficiency in every instance.

Here is a brief overview of some of the services that we offer:

  • Hull Gregson Hull takes their instructions from the Chairman or the secretary to the directors of the Management Company.
  • We will deal with renewal of contracts, insurance, fire risk assessment, asbestos survey etc. Arranging quotes for any works required, and day to day maintenance in the common areas e.g. window cleaning, gardening, gutter cleaning, drains etc. Section 20 notices for major works are incorporated when necessary.
  • We monitor expenditure by maintaining day to day accounts, Service Charge requests and setting up standing order payments.
  • Annual General Meetings are organised and run by us, therefore we take minutes for distribution to members.
  • Liaise with solicitors. (Separate fee’s maybe payable).
